Pelican Bay is a perfect union of nature and cosmopolitan living. This upscale master-planned community in a tony section of North Naples was initially developed in 1972 by Westinghouse Communities of Naples, later known as WCI. This award winning developer reportedly set out to build a community based on “preservation, conservation and development - in that order,” and when this vision became a reality over the years, Pelican Bay became a trend setting template for enlightened growth. Pelican Bay graciously spans over 2,100 acres from US 41 to the Gulf of Mexico, between Seagate Drive and Vanderbilt Beach Road, on what is clearly some of the most prized real estate in the country. More than 70 different architecturally distinct neighborhoods blend harmoniously in the lushly landscaped, amenity rich Pelican Bay. From charming villa style townhomes, to stately single family homes, luxury high rise condominiums, and beachfront estate homes, the genteel residents of Pelican Bay are certainly not lacking in luxury lifestyle choices.
An “embarrassment of riches” aptly describes the amenities available to those who live in Pelican Bay. Bounded by world class luxury hotels at each end – the Ritz Carlton Resort and Naples Grande (formerly the Registry Resort) – within the urbane confines of Pelican Bay are over 500 acres of natural preserve area (featuring mangrove forests and a salt water estuary), approximately 2½ miles of sugar sand beaches, 40 acres of parks and nature trails, four beachfront restaurants, and two boardwalks. The location of the beaches renders them essentially private for the enjoyment of Pelican Bay residents, who are transported to the beach via electronic “trams” using the boardwalks. The trams are for residents and guests only and run regularly at 8 stations within the development. Pelican Bay also features world class shopping at the Waterside Shops, and the Philharmonic Center for the Arts – the cultural hub of Naples where you can enjoy the performing arts, including classical and popular music, ballet and theater. Adjacent to “the Phil” is the Naples Museum of Art. Golf lovers have the opportunity to become equity members in the highly exclusive Club at Pelican Bay, which boasts a 27 hole golf course designed by Arthur Hills, and fine dining at the Clubhouse. Tennis courts, canoeing on Clam Bay, bike and walking paths, playgrounds in picturesque lakefront settings, a public library branch - choices abound to restore mind, body and spirit. Beach front pavilions enhance your day at the beach, providing food and beverage, restroom and shower, chaises, chairs and umbrellas. From the decks of the private beach front restaurants, enjoy morning coffee or an evening meal while watching a blazing orange sunset over the Gulf.
The direct beach front properties in Pelican Bay are all contained in the ultra exclusive Bay Colony development, profiled separately on this website. Magnificent Gulf views are supplied by a stretch of luxury towers in other sections of Pelican Bay, however, along the mangrove forests and estuaries. These high rises each provide separate amenities in addition to those offered to all residents of Pelican Bay. Construction of these high rises began in the early 1980's, when towers such as Dorchester (1981), Grosvenor (1983) and Stratford (1984) where constructed. One of the masterstrokes by the developer of Pelican Bay was the artful phasing and site selection which slowly unfolded over the years, which enhanced the value of the property for both the developer and the homeowners. As the stature of Naples grew over time, and as tastes and the needs and desires of the luxury home market evolved, Pelican Bay evolved in step. The newer luxury high rises, such as Cap Ferrat (2002), Montenero (2001), St. Raphael (2000), and Marbella (1999) offer larger living spaces (with the former offering up to over 6,800 square feet under air) and many of the state of the art design features, appointments and amenities purchasers of informed and refined taste require today in the luxury market segment. Many of the residences in the towers built over 10 years ago have been stunningly remodeled, creating elegant homes with breathtaking views while substantially lowering acquisition costs. Prices for the high rise condominiums (excluding the Bay Colony section) in Pelican Bay currently range from approximately $700,000 to $7,000,000 or more.
In the overall community, the lowest entry price into Pelican Bay is approximately $520,000 for a 1,200 square foot, low rise condo furthest from the Gulf coast. On the other end of the spectrum, prices for single family beachfront estate homes in the über exclusive neighborhood of The Strand in Bay Colony currently run from $14,000,000 and up, and since there are only 12 beachfront single family homesites in Pelican Bay (all in The Strand), the opportunities to buy in this extraordinary neighborhood are extremely rare, and future offerings may be priced significantly higher.
